Notary Signing Script

Hello and Welcome to the Blend Signing Room. My name is __________. I am a commissioned Remote Online Notary in the STATE OF __________ and I will be reading from a script throughout today’s signing.

If the signing appointment requires a witness or witnesses

We have a guest(s) with us today. Because the state of __________ requires a witness(es), I have asked a Blend employee(s) to join us. __________ (Name of witness), can you verbally confirm you are a resident of and physically located within the United States or a territory of the United States at the time of this signing?  (Repeat if second witness is required)

Before we get started, I would like to inform you that our audio-video session will be recorded today. Is that acceptable to you? And do you consent to forwarding this Audio Video recording to the Lender or Title Company upon their request?

While I take a look at the IDs you uploaded, __________ Borrower 1, can you please state your full name for the record…and your physical address of where you are currently located? (Repeat for Borrower 2)

Today, __________, I will be notarizing your documents for this transaction. The recording of this notarization will be stored with the Blend Signing Room for 18 years.

To begin, I have a few questions for you. Please answer verbally with a Yes or No.

Are you participating in today’s signing session of your own free will?

Is there anyone in the room with you whose presence prevents you from signing of your own free will?

Do you understand and agree that by signing these documents, you legally bind yourself to the terms of each document?

Have you had an opportunity to review the documents you will be signing today?

If BMO has included a Credit Card Application

While you were reviewing your documents, you probably noticed a credit card offer from your lender. Will you be accepting or declining the offer? If they accept  the credit card offer, click on another BSR tab, Manage, Tag, add tags, Save and Close.

If Borrower(s) has not signed their eSign documents, pause the signing and request that they return to their portal and sign before proceeding.

Next, we will complete an oath.

Please raise your right hand so it is in full view of the camera and respond with either I swear or I affirm.

Do you solemnly swear or affirm under the penalty of perjury that any statements made by you under oath in these documents are true and correct to the best of your knowledge and belief?  I swear or I affirm?

Do you understand and agree that you will remain under oath throughout the entirety of this session? Yes or No?

We are ready to begin the actual signing and I will walk you through the steps to get started..

Turn Document Signer On

You will see a pop-up on your screen and click Start Signing, Check the box agreeing to use electronic signatures and then click Continue. Click on Start or Next, depending on the type of device you’re on. Click on your first Signature Tag and when you see your signature and initials appear, select Adopt and Sign. Your signature will then carry throughout the remainder of the documents.

If you need assistance with a document, please provide me with the title and I can assist, as I am unable to see you signing in real time.

We you click on your last Signature Tag, you will see a Finish button pop-on. Please click to transfer docs to the next signer.

I have received the documents and will apply my signature and credentials.

Conclusion
