When closing documents are provided by the lender for a loan, the Settlement Agent is notified via email. The closing documents will be available within the individual loan view for download at any time.

Hybrid Closings
For Hybrid transactions, the closing documents will be split into those that need to be ink-signed by the borrower, settlement-only documents, and those that will be signed electronically ahead of the closing ceremony by the borrower.
When the borrower has an available eSign task that is not yet completed, the Settlement Agent will see a highlighted notification in the portal stating the task is not yet completed.
Downloading Documents as a Full Package
To download the documents, the Settlement Agent can click the download error on the Ink Sign Closing Documents and Settlement agent-only closing documents card. It will spin and automatically download to the user's downloads folder on their computer.
⚠️ Note - The settlement agent-only card will contain documents specifically addressed to the Settlement Agent, so it is important that both cards are downloaded.
Downloading Documents Individually
Alternatively, the user can toggle into each package and download them individually by clicking the ellipses on the card and selecting View Details. From there they can select individual documents to download.
Downloading Completed eSign Documents
When the borrower signs the electronic documents, the settlement agent will be notified via email, and the signed documents will be available for download from the eSign Closing Documents section.
Traditional Paper-Based Closings
For Traditional paper-based closings, the Settlement Agent will receive the closing package with the designation to print it out the full package for the closing ceremony.
