This article includes instructions on how to add Power of Attorney (and other vesting types) language to the eSign closing documents. 


Please note: We will be unable to process any closing packages as Hybrids if the designated Power of Attorney/Attorney- In-Fact is not affiliated with the loan already (i.e. they are not a borrower or co-borrower on the loan)If the person signing on behalf of the borrower is not affiliated with the loan, the loan closing will need to be sent as Traditional Loan closings.
 


Make sure the loan is in Draft status.


If you have already sent the closing, and then you change the Vesting (POA), and then redraw, the POA language will not save to the loan. It must be in Draft status first. See How to Make Changes to a Closing (Encompass) for help placing a closing into Draft.


 
You will then need to navigate to Forms --> Borrower Information - Vesting and select the borrower who will have the POA language on their signature.
 
  1. Add POA User - enter the name of the person who is signing as the POA
    Note: No need to enter the word “by”. It will automatically populate on the docs.
  2. Add POA Signature text 
    e.g. “as Agent”, “as Attorney-in-fact”
  3. Add Vesting 
    Very important - the POA signer will not be able to esign the docs without this field
